The American Dream

The Federal Housing Finance Agency (FHFA) released their quarterly House Price Index on May 27th 2009. This report shows trends in house prices for the 1st Quarter of 2009, the Last Year and the Last 5 Years.

In this last category, statistics for the last 5 years, Washington clearly outpaces every other State in the Nation. Our fine State has an incredible 9 of the top 20 market gains in house values over the last 5 years! That’s an incredible statistic when you realize that the FHFA recognizes 294 markets in the United States.

If you’ve owned a home in or near Wenatchee, East Wenatchee, Spokane, Bellingham, Mount Vernon, Anacortes, Olympia, Bremerton, Silverdale, Tacoma, Vancouver, Seattle, Bellevue, or Everett for the last 5 years, congratulations! You’ve made a great investment.

Homes aren’t a short term investments like stock. Homes are long-term assets that are rightfully viewed in years rather than months. You don’t buy a house and sell it a few months later, right?

The last year has been rough for the housing sector, no doubt. However, Washington State and Skagit County (Mount Vernon – Anacortes) in particular have not been hit anywhere near as hard as the bulk of the country and we’re already recovering... The 1st Quarter of 2009 actually reported a gain in home prices, albeit a trivial .17 percent. It is still a positive number in this shaky economy trying to make a comeback. I don’t know about you, but I’m happy with that number!

I’m also very happy that my home’s value and the homes that my customers have bought through my services over the last 5 years have risen by over 50% in the last 5 years. It’s time for people to stop railing against home ownership and remember that it is the American Dream!

Dow Gains Nearly 1,400 Points!

Make no mistake, the economic recovery is well underway in this country!

From March 2nd, 2009 through April 22nd, 2009 the Dow Jones Industrial Average (the DOW) has gained a whopping 1,395 points. Not bad for less than 8 weeks!

It certainly has been a rough 12 months that has affected the entire nation. Just a year ago, the DOW was around 13,000 points. An incredible amount of wealth in this country has been lost over the last year. I'm not losing sight of that. However; a recovery or rebound is clearly visible.

On March 2nd, 2009 the DOW was at 6,626 points compared with the 8,021 points during today's trading just a few minutes ago.

It is time to get going with the American Dream again! Invest in a house, buy some stock, get yourself or your family a nice car or something. The bargains out there are amazing.

The news reports are still mixed. There are still many good signs as well as bad, but like all of the other recessions America has ever faced, this recession will end.

This is America! It is time for our people to remember that!

Federal Housing Tax Credit Information

In a continuing effort to stimulate the economy, Congress has enacted legislation for First Time Home Buyers. They will receive up to a $8,000 tax credit for purchasing a home between January 1, 2009 and December 1, 2009.

First Time Home Buyers are defined in this legislation as people who have not owned a home for the past 3 years.

Existing Home Sales Up 5.1% in February!!

Hi,

Sales of existing homes rose 5.1% in February, according to the National Association of Realtors.

This jump was much better than waht economists had been predicting. This news combined with the Toxic Asset purchase plan announced today has pushed the Dow Jones stocks up over 400 points so far today.

It sure does feel like we have finally turned the corner on this recession!! This combined with Citibank's profit announced a couple weeks ago along with the big news that Housing Starts had their biggest jump since 1990.

The Economic Recovery Has Begun!

Hey Everybody,

Today, the Commerce Department announced that U.S. housing starts jumped a staggering 22.2 percent to an annual rate of 583,000 units last month. That is the biggest percentage rise since 1990.

Housing (banking) led us into this economic mess and it will be housing that leads us out of this mess...

Last week, CitiBank shocked everyone by turning a profit.

This week, home builders shocked everyone by actually building homes again. This announcement comes as the first gain in housing starts since April of last year.

Wall street understood the meaning of this announcement and posted a 178.73 point (2.48%) gain for the Dow, NASDAQ posted a 58.09 point (4.14%) gain, and the S&P 500 gained 24.23 points (3.13%) on the Commerce Department's great announcement.

All last week, I was reading stories by the various so called experts saying that this month's housing news from the Commerce Department will be more bad news... In reality, this day or this week may well mark the turning point in the market. 5 out of the last 6 Wall Street sessions ended the day in the green... The economic recovery has begun!

What Have I Learned Since Becoming a Dad?

Before having a baby, I heard "A baby changes everything!" I heard that or something similar from several people.

What I've learned since becoming a Dad is that what I heard was an understatement.

How one little 9 pound baby can wreck your sleep, frustrate you like nothing else, and smile at you making all of it worthwhile I'm having trouble understanding.....

What I've learned since becoming a Dad is that I'm completely hooked.

Hey Everybody!

I've been away from BLOGging for a while... Make that a long while...

My Wife Maggie and I had a baby on February 10th. With all the lead-up of her being pregnant and childbirth classes to take, and simply having to do more of the chores around the house there simply wasn't time for BLOGging.... Certainly at least there was not time to do it right.

Steve, our new baby is starting to get used to being in the world and Maggie and I are getting used to having him in our lives. Finally, a somewhat regular routine has developed and life is getting back to our version of normal - or something like that... ;-)

In short, I think I've got the time to BLOG again. I'm even getting enough sleep to be able to write something coherantly. So, like I said in the title.... "I'm Baaaacccck!"

30 States had Positive Changes in House Prices over the last year!

More good news for the real estate industry!!

According to the Office of Federal Housing Oversight's Housing Price Index for the 2nd Quarter of 2008 released August 26th, 30 of the 50 States had positive changes in house prices from June 2007 through June 2008, including our very own Washington State!

Only 4 States (Arizona, Florida, Nevada, and California) experienced overall price declines of more than 5 percent.

The 20 ranked cities in the United States with the worst price declines over the last 4 quarters were ALL in Florida, California, and Nevada.

I really do sympathize with the people of these four fine States. Some of the price declines they have experienced are simply horrible! However, there are 50 States and only 4 with truly bad news for the last year. The rest of the country is simply experiencing a market correction from a rapid increase over the last 5 years combined with some sloppy loan practices that hurt the lending industry. The United States overall had a -1.71% change over the last year (skewed down heavily by the 4 troubled States). However, even with the challenges over the last year, the United States STILL has had a 34.84% increase in home prices over the last 5 years! - How is that supposed to be bad???

Over the last 5 years, Arizona STILL gained 62.68%, Florida STILL gained 54.03%, Nevada STILL Gained 50.81%, and California STILL gained 41.81% despite the losses of the last 4 quarters.

It is time for the news media to put away the "Chicken Little - The Sky is Falling" type stories. The truth is that the nation's real estate market is rebounding.

The Housing Market Has Already Hit Bottom...

The signs are all over the place. The housing market has hit the bottom and is due to spring up in the next couple months.

Here are the basic facts:
- Home sales contracts rose in June. Click here for the Reuters story
- The $300 Billion Housing Bailout Bill has been signed into law.
Click here for the Reuters Video
- The gas prices we've all felt the pain from have caused the cost of home building materials to raise sharply. Home builders will have to charge more for new homes in the coming months. If they don't (or are not able to get the higher prices), then they will slow down construction of new homes causing a shortage. The rule of "Supply & Demand" says if supply of new homes goes down, then the price will go up. Plain and simple.

What does all this mean to you? Well, the market activity is picking up, sales are picking up, the news media is seeing all the signs of the market stabilizing but are trying to stick with the problem stories because bad news sells better. The stories are beginning to be comical... "The real estate industry had some good news (sales are up), but something bad thing could happen at some point in the future."

I believe that the stories that will be reported starting somewhere around January of 2009 will be reporting that the housing crisis is over, the market hit bottom in August or September with the Housing Bailout legislation... All the polititicians, especially the newly elected ones taking office, will be taking credit for having fixed the housing industry problems. We'll have a new President who will be taking credit for having fixed the problems and created new jobs and got the economy rolling forward again...

The smart investors are quietly gobbleing-up the real estate on the market now and will be for the next few months. Next Summer, you'll be able to recognize them... They'll be the ones smiling!!

The national news is still speaking about the lending industry “crisis”, but Washington State is fairing better than most areas of the country. An article released by Reuters on September 20, 2007* says that “While California suffers in the housing crisis, the economy of nearby Washington state is flourishing with strong job growth and some of the highest appreciation in home prices in the nation”.

While the lending industry is still sorting itself out, it seems that the bulk of the problems are behind us. However, we will continue to see the stricter loan qualifications that were common 5-7 years ago.

Home values are still appreciating nicely. However, they are no longer going up at the double digit percentage gains that Skagit County has enjoyed over the last few years. We still are seeing an increase that outpaces most of the country.

SICBA Home Tour - Piazza Construction

I toured the "Inman Home" built by Piazza Construction on the SICBA Home Tour this past weekend. It was simply the finest home I've ever been in!

A lot of very good thought and design went into the layout and flow of the home. The details, moldings, cabinetry, etc... that went into this home were classy but not gaudy in any way. The Media Room is by far the best one I've ever seen!

It was a fine home that was designed to be lived-in and enjoyed. A lot of times when you go into an upper-end home like this, it feels like a museum... Very pretty, but don't touch anything... This was nothing like that. It screams out something more like "Welcome Home, relax and enjoy!"

Apparantly I'm not the only one so impressed with this home. In the "Home Tour" contest for the Skagit Island Counties Builders Association (SICBA), this home won seven ribbons! They are:

It has been six years since that terrible day.

New York 2,750 people died and another 24 remain listed as "missing"

Washington 184 people died

Pennsylvania 40 people died

(this does not include the 19 animals that caused this tragedy)

Total 2,974 innocent people were murdered on that terrible day and another 24 remain listed as missing.

Among the victims were 343 New York City Firefighters, 23 New York City Police Department Officers, 37 Port Authority Police Department Officers. Heroes one and all!!!

Six years later;

Osama bin Laden. As far as we know, this bastard is still alive and free. That needs to change as soon as possible!

Lisa Beamer. Her husband Todd Beamer was on Flight 93. He is famous for having said the words "Lets Roll" to a telephone operator just before the plane went down after the bravery of several men and women fought back against the terrorists. Heroes one and all!!! Lisa Beamer gave birth to a daughter, Morgan Beamer.

Rudy Giuliani, mayor of New York City at the time is now a Presidential Candidate. I personally credit him for inspiring the Nation to rise up and move forward. He took charge! At the time, I personally believed that everything was going to be OK because Rudy said it would be. Thanks Rudy! You were truly a leader when our great nation desperately needed one. Rudy, for that alone you've earned my vote!

The 3 firefighters featured in the iconic image of the flag raising above. According to a NYFD spokesperson, all 3 are still working for the New York Fire Department.. Heroes! Never doubt that fact!!!

The Daffodil Fields are all in and looking Great....

However, there are only 2 Tulip fields that are showing their colors, but even they aren't to full color yet.

The best suggestion I have at this point for coming up to see the Tulip Fields is to wait a week, then come on up.

Real Estate Photography Class...

I took a fairly advanced class in Real Estate Photography today. It was interesting hearing some of the tricks of the trade in getting that perfect picture of a building or a feature of a building as well as some of the things done in food photography.... Lets just say that the burgers you see on TV will NOT be consumed by anything other than a trash can....

I found the class to be very educational and it got me thinking about the pictures I've taken for my listings and how they can be improved.... This last sentence is the reason I took the class! I would have preferred it to be more hands-on, but it was still a good class and 7 1/2 clock-hours to boot... Not bad for $97

This is a great place to play ball. I know they have a lot other cool stuff there like a softball field, lighted tennis courts, lighted basketball courts, a picnic area, a playground with lots of equipment, and several walking trails. However, even with all that being said, what Jester and I like to do is go to the big soccer field and play ball. He loves to run and the open space on that soccer field is huge! We drop in as often as we can, throw the ball for 20-30 minutes and then head out…. Sometimes we even get an audience – Jester’s a real ham and loves to show off… We even got our picture in the Skagit Valley Herald in July of 2005 while playing ball there. Next weekend (March 16, 17, & 18, 2007) the Annual Home Show hosted by the Skagit / Island County Builders Association will be held at the Skagit County Fairgrounds in downtown Mount Vernon.

I went to the show last year, and it was well worth the time! There were a lot of booths (over 100) with great products to learn about.

Great New Restaurant in Mt. Vernon - Reverie BBQ

I just had my first of what will be many meals at a new restaurant in Mount Vernon. It is called Reverie BBQ and I thouroughly enjoyed it! For only $6.99 (+tax) I had a "Pulled Pork Sandwich Meal" that came with 2 sides. I had the Shrimp Gumbo and Cornbread for my Side Items, but they had Homemade Potato Salad - German Style, "Hot" Slaw, Smoky Beans, Cornbread, Cup of Soup, and Green Salad to choose from.

They also have BBQ Ribs.... Think I'll have to try those next time!!

Last weeks’ snow not withstanding, Spring is on its way! We are looking forward to another great year, but before we look forward, here is a quick look back…

You may have seen the CNN Money article last Spring, predicting the Mount Vernon (greater Skagit County area) to have a 14.5% increase in home prices. (If you missed it, you can go to my website, and there is a link to the original article.) We are happy to report that so far their prediction has been very accurate, with the actual increase to date being 14.87%. (Pretty dang close.) Their prediction was for June 2006 to June 2007 and the most current NWMLS data on Sold Housed is January 2006 to January 2007.

What does this mean for all of us living in Skagit County? If you are a homeowner, your house should have increased in value very nicely! If you live in or around Skagit County, you've probably driven by KartTrak.... Its just off I-5 South of the Anderson Road Exit (#225). This is a place where you can get in a go-cart and race! These cars go like mad! They do several different track configurations through the week (check their web-site for the different track configurations and their scheduled days...)

I've gone there and raced a few times now and am rapidly becoming hooked on racing! It's a fun and reasonably safe place to go for kids of all ages! - There is even a "Tot Track" up-stairs for the really small race fans.

Its a Blast.... Check it out!!

Well, now that the snow is all but gone... Its time to get back to work selling houses. However, I did have to share one cool picture that I took of one of my yard signs covered in snow....

The Skagit River... Mount Vernon Flood Watch...

FLOOD EVENT IN PROGRESS

The Skagit River in Mount Vernon appears to have crested this evening at 33.86 feet at 8:30 p.m.At Concrete, the river has reached a plateau and is holding steady at just under 35 feet. The National Weather Service continues to project that the river will continue dropping, and fall below flood stage Wednesday afternoon.

Western Washington still has a lot of flooding issues going on, but Mount Vernon seems to be fairing well... Even better than expected. I must say that we seem to have very good people doing a very good job to protect Skagit County from a very powerful river. I know that a lot of thought and effort is put into preparing for events like this... To all of these people, I say "Thank You!!!!!".

I took a few pictures of the river this afternoon around 3:30pm. From what I understand the river crested about 1 foot higher around 8:30pm. Anyway, here are the pictures..... Enjoy!
